Water - drinking and yard use: Two private wells on property – one gets about 5 gallons per minute and the other over 50 gallons per minute. (The guy’s equipment could not measure more but he said it was much more but could only guarantee the 50 his equipment could measure.) Both wells have pumps on them that were put in service in the last 4-10 years.
Water rights: Water rights to the Middle Fork of the Willamette River for irrigation of 22 of the 24.6 acres. Permit number #45702
Irrigation Equipment and Pump House: All irrigation equipment which includes irrigation pump, and electrical features, as well as irrigation pipes and usual connecters and risers come with the property as does the pump house.
Exterior Yard Features: Two ponds and a waterfall in one pond. Beautiful landscaping  and irrigation set up with timer. An outdoor bathroom with hot shower and an outdoor kitchen space as well as roofed party area (could be used for storage also). There is a new bench arbor with a rambling rose over it and there are three permanent arches in the yard as well as a long tunnel arch that has grapes and honeysuckle over it.
Creek: Rattlesnake creek (no rattlesnakes) runs through the west side of the property. It has older trees on each side, plus ten years ago we planted trees to extend the wooded area. We have kept the creek clean and useable for recreation.
Fields: Are fenced and cross fenced. All have electric line up. Many new posts were put into the fence line recently. Great grass field. Known in area to have quality hay for horses and other animals. 2009 was a poor hay year and only got 925 bales while in 2008 it was a good year and got 1540 bales. Sold them at $4 each in the field. Price has increased so they will cost more this year.
Trees: We planted trees both to extend the creek and around the perimeter of the property for privacy. They are natives by the creek  - mix of hardwood and Willamette valley ponderosa pine. The perimeter is Douglas fir and some painted maple.
Two other buildings: Cottage: approx. 700 sf, one bedroom ( I have a caretaker in this house currently) and building two is an apprx 144 sf day cabin with no plumbing but has electric. Also a bathroom with hot water/shower is available outside in the party area for outdoor guests to use.
Cottage: Approx. dim 700 sf. This has been used as a guest house while I lived here and the prior owner I understand used it for a daycare center. It was a part of the original home on this property and has been updated with new flooring (tile and laminate wood flooring.) Cabin: Approx. dim  144 sf - This is a building I used for apprentices that stayed here in the summer months. It has a loft in it and is cozy and cute. It is mobile in that the building can be easily moved if needed, although we have never moved it. There is electricity to it but no water.


Party/class area: There is an approx dim 48’x25’ roofed area over a concrete slab that has electricity and lights, and an additional attached area not counted in sf that also has electricity and lights as well as a stove outlet - We have used this smaller attached and roofed area for a stove and refrigerator as well as cabinets and a table for campers.


Outdoor Bathroom: Has hot water, shower, toilet and sink – attached to party area and guest house. We use it when we are outside or for campers, workers etc.
Outdoor sinks: We have a sink in the barn and have three areas set up outside that allow us to attach sinks to them as needed for events etc.
Chicken coop: Inner part inside barn with outside fenced area to run in. We have also fenced off areas for the chickens to run freely outside of their coop area.

They range from 4 years to 9 years old.
Two food garden areas and an extensive culinary and medicinal herb garden.
Herb garden is gorgeous and has two ponds in it. One pond has a waterfall and Koi. There is night lighting set up to highlight the pond area. The lights are set up on a timer.
There are multiple built-in arbors including a bench arbor under flowing roses.
